171 Acres of Forestland and Camp for Sale in Central Vermont
One of my forestry clients would like to sell their forestland and camp at 830 MacIntosh Hill Rd., in Bethel, Vermont. They have owned the land for 35 years, during which they have maintained an active forestry program, developing several high-value stands of white pine, spruce, and mixed hardwoods.
The property occupies two adjacent old farms connected by a narrow strip of land at the top of a ridge, but they have had a divider line surveyed in case future owners would be interested in purchasing just one section.
The westerly section consists of 41 acres with a white pine stand and a hardwood stand. There is a well-established beaver complex and marshland that is highly used by a multitude of wildlife species, and approximately 5 acres of pasture. The building is an old barn that has been weatherized and customized as a very comfortable tear-round chalet-type camp.
The easterly section consists of 130 acres of very productive forestland with stands ranging from mature white pine, to large pole-sized hardwoods, to reverted pastureland. There are several old cellar holes, and a Town 4th class road running through its entirety. Well-built logging trails provide excellent year-round harvesting and recreational access. Recent timber harvests have reduced stocking to a highly improved residual stands of quality timber.
They are asking $285,000 for the entire property, or $165,000 for the easterly section of timberland, and $150,000 for the westerly section and dwelling.
